There are several things you can do in advance to have your home looking its best for photos. Below are some tips for agents and homeowners to use as you prepare your home for your session.
 
Before Photo Day
Interior Prep
- Remove as many items as possible from kitchen counters (toasters, coffee makers, drying racks, etc.)
- Clear bathroom vanities
- Take down family photos and personal items
- Remove fridge magnets, notes, and mail
- Store away medications and valuables
- Clean carpets and rugs; remove stains
- Dust surfaces, ceiling fans, and vents
- Clean mirrors, windows, blinds, and glass surfaces
- Wipe down appliances and cabinetry
- Clean out fireplace (if applicable)
- Replace burned-out light bulbs (keep bulb color consistent)
- Touch up paint scuffs, nail holes, and chips throughout the house
- Remove and/or arrange furniture throughout the house to create clear walk-through spaces and flow
- Keep décor simple and minimal
Exterior Prep
- Mow lawn, edge grass, and rake leaves
- Trim hedges and bushes - remove dead plants
- Weed flowerbeds and add fresh mulch or pine straw if needed
- Touch up paint scuffs or repaired areas on home exterior
- Remove garden hoses or coil neatly
- Clean patio/porch furniture
- Remove holiday or excessive patio and yard decorations
- Clean and clear debris
- Remove covers
- Ensure water is clear
- Hang/organize pool equipment or store out of sight
On Photo Day
Interior Final Touches
- Open all curtains and blinds
- Turn on every light (including lamps and under-cabinet/microwave lighting)
- Vacuum floors and rugs
- Make all beds neatly
- Fold blankets and fluff pillows
- Remove pet items (bowls, beds, litter boxes, toys)
- Clear cords and chargers
- Hide trash cans
- Kitchen: Clear counters completely
- Bathrooms: Hide toiletries and bath rugs; leave only minimal décor
- Bedrooms: Smooth bedding, tidy surfaces. Anything stored under beds should not be visible.
- Laundry Room: Remove baskets and any loose linens
- Open all interior doors for flow
- Close closet, pantry, and garage doors, as well as rooms not being photographed
- Ensure blinds are aligned and neat or raised
Exterior Final Touches
- Move vehicles out of driveway and away from the front
- Hide garbage bins
- Sweep driveways, walkways, and patios
- Turn on water features (fountains, pools if applicable)
- Scoop debris from pool (if applicable)
- Turn off sprinklers
Just Before ArrivAl
- Turn all lights ON
- Turn all fans OFF
- Close toilet lids
- Remove any last-minute clutter
- Turn alarm systems OFF
